3 Ways a Commercial Roofer Can Help You Save on Energy Costs

A commercial building in Southwest Florida spends most of its cooling budget fighting solar heat gain — and the roof is where most of it enters. A building with 10,000 square feet of flat roof has a solar collector the size of most houses sitting directly above its conditioned space.
The right roofing decisions can meaningfully reduce that load. Here are three ways a commercial roofer influences energy costs — and what to ask about each.
1. Membrane Color and Reflectivity
Dark roofing membranes absorb solar radiation. White or light-colored membranes reflect it. The difference in surface temperature on a Florida summer afternoon can exceed 100°F between a black EPDM membrane and a white TPO membrane.
That temperature difference directly affects the heat that transfers through the roof assembly into the conditioned space below. Buildings with white reflective membranes typically see measurable reductions in cooling load compared to darker alternatives.
When considering a commercial roof replacement in Florida, white TPO or coated membranes should be part of the conversation. Energy Star-rated roofing products meet specific solar reflectance and thermal emittance minimums. Your roofer should be able to tell you the specific performance ratings of the membranes they’re specifying — not just the brand name.
2. Insulation Specification
Florida’s commercial energy code requires minimum insulation R-values for new roofing systems. But code minimum isn’t always the economically optimal specification.
Roof insulation thickness is one of the few places where spending more upfront has a direct, quantifiable payback through reduced energy costs. A roofer who specifies code minimum without discussing whether higher R-values make financial sense for your building is leaving money on the table.
The calculation depends on your energy costs, occupancy schedule, and how long you plan to own the building. A simple payback analysis comparing incremental insulation cost to expected annual energy savings is worth having. Ask your roofing contractor if they can provide it, or if they can refer you to an energy consultant who can.

Infrared scanning can identify where heat is entering or escaping through the roof assembly — often revealing problem areas that aren’t visible from the surface. During roof assessments, we look for these conditions and flag them in our estimates.
Sealing or addressing thermal bridges during a roof replacement is significantly cheaper than doing it as a standalone project. If your building has older penetration details or HVAC curbs with inadequate insulation, addressing them during a planned replacement is the right time.
